I · The Category

Two demand curves, one intersection

The American behavioral health market is a roughly ninety-billion-dollar sector growing five to six percent annually; wellness real estate is the fastest-growing wellness sector on record.

At their intersection sits the category this concept occupies — clinical hospitality: residential treatment for executive burnout, anxiety, depression, trauma, and recovery, delivered at the standard of a boutique resort rather than a facility.

The category's economics reward intimacy. The strongest economics in luxury behavioral health belong to the smallest properties — private estates serving a handful of clients at a time, where census intimacy is itself the product. A single-level 8,959± square-foot residence on 3.579 walled acres is not a compromise on that model. It is the model.

II · The Setting No One Can Copy

Arizona sells desert. Colorado sells one valley.
This site sells the entire Idaho outdoors.

Ridge-to-Rivers trails begin at the property line — more than one hundred ninety miles of foothills singletrack from the gate. St. Luke's and Saint Alphonsus are ten minutes down the hill. Boise Airport, with nonstop service across the western United States, is twenty. Blue-ribbon rivers, Bogus Basin ski days, snowmobile country, and the Sawtooths by helicopter complete an excursion landscape no competing market assembles from a true city base.

III · The Regulatory Position

Open by right. Expand by right.

Idaho Code §§ 67-6531 and 67-6532 require a supervised group residence of eight or fewer persons with disabilities — a protected class that includes individuals in recovery and with mental health conditions — to be treated as a single-family dwelling.

The first phase — eight licensed suites in the main residence, the guest-house family lodge, and the amenity program — proceeds on building permits and state licensure alone. Idaho imposes no certificate of need.

The campus phase follows the identical framework: additional purpose-built residences across the property's three underlying platted lots, each serving eight or fewer — while the district prohibits consolidated institutional facilities outright, to this project and to any competitor alike. Residential-scale exclusivity is the moat both care visions share. All determinations subject to buyer verification; the written verification record is part of the diligence package.

VI · Questions
Is this a hotel or resort use?

No. The concept is a licensed residential behavioral wellness program with boutique-hospitality character — the hospitality lives in the design, the service, and the setting, while the legal framework is Idaho's residential-scale care statute. Commercial hotel and resort classifications are neither sought nor available in this district.

Can the retreat operate without a public hearing?

The first phase — eight licensed suites in the main residence — proceeds under Idaho Code §§ 67-6531 and 67-6532, which require supervised group residences of eight or fewer persons with disabilities to be treated as single-family dwellings, with the corresponding use listed as allowed in this district. The campus expansion follows the same by-right framework across the property's three platted lots. Buyer to verify; the written verification record is part of the diligence package.

Why Boise?

No luxury private-pay behavioral wellness facility operates in Idaho, while destination treatment programs nationally draw the majority of clients from out of state. Boise offers what the category's coastal flagships cannot: foothills trails from the property line, two hospital systems ten minutes away, a commercial airport twenty minutes away, and the entire Idaho outdoors — from blue-ribbon rivers to Bogus Basin — as the program's backdrop.

What conveys with the sale?

The complete Vision III documentation set — the confidential offering memorandum, the full market research and strategic positioning study, the parcel-specific regulatory analysis, and the two-phase development framework — released to qualified parties on execution of a confidentiality agreement.
